FORM OF MOTION:

  1. Approval of, authorization for Chairman to execute, and authorization to record Final Subdivision Plat;
  2. Acceptance of, and authorization to record Grading and Drainage Plans;
  3. Acceptance of,and authorization for Chairman to execute, and authorization to record Mortgagee's Consent to Subdivision Plat and All Dedications and Reservations thereon from Northern Trust Company;
  4. Acceptance of, authorization for Chairman to execute, and authorization to record Mortgagee's Consent to Sudivision Plat and All Dedications and Reservations Thereon from Schroeder-Manatee Ranch, Inc.;
  5. Acceptance of, authorization for Chairman to execute, and authorization to record Consent to Subdivision Plat and All Dedications and Reservations Thereon;
  6. Acceptance of, authorization for Chairman to execute Required Improvements Agreement and Temporary Construction Easement for Private Improvements, Re:  Surety Bond No. 1082130 from Lexon Insurance Company;
  7. Acceptance of Surety Bond No. 1082130 from Lexon Insurance Company;
  8. Acceptance of, authorization for Chairman to execute, and authorization record Agreement for Final Wearing Course of Asphalt on Roadways.

 



Enabling/Regulating Authority
  • MANATEE COUNTY LAND DEVELOPMENT CODE, ORDINANCE 90-01, AS AMENDED;
  • MANATEE COUNTY COMPREHENSIVE PLAN;  FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE & AVAILABLE PUBLIC FACILITIES IN ALL DEVELOPING AREAS.  The Developer has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic and Fire Protection, Objective 2.4.2, Concurrency.  CLOS-04-003.


Background Discussion
  • This final plat is for a single-family private subdivision with 47 lots.
  • The Developer has posted a performance bond for the remaining required private improvement.
  • All  common areas will be maintained by the Country Club East Homeowners' Association and the Lakewood Ranch Stewardship District.
  • Please note that the Articles of Incorporation and Bylaws were recorded with the Declaration in Official Record Book 2210, Page 2479.
