Oshkosh Corporation property purchase located at 44th Avenue East

Authorization for Chairman to execute Contract for Sale and Purchase for a Special Warranty Deed and a Temporary Construction Easement with Oshkosh Corporation for the 44th Avenue East Road Right of Way Improvement Project in the amount of $76,000.
It is hereby requested that a check in the amount of $76,000 be made payable to Signature Title Company.
Chapters 125 and 127, Florida Statute. Comp Plan - Goal 5.1 addresses the safety and efficiency of forecasted vehicular demands.
The 44th Avenue East Road Right of Way Improvement Project was approved in the FY 1994/1995 CIP on February 25, 1994, and reapproved in FY 2009/2010 CIP on September 15, 2009, Resolution R-09-219.
An appraisal by Shawn Wilson, MAI, of Compass Real Estate Consulting, Inc., on June 25, 2010, for Parcels 143 A/B and 843 valued the land at $3.00 per square foot or $130,000, and improvements including chain link fencing, paving, wheel stops, retaining wall remnants and sod valued at $14,700, and cost to cure including sod, pavement, asphalt and fencing replacement, demolition, clearing and grading, and installation of awning valued at $124,000, for a total value of $268,700.
The property is located at 1512 38th Avenue East, and situated on the east side of 15th Street East and on the north side of the 44th Avenue East Road Right of Way. In order to accommodate the property owner, changes were made to the construction plans, and the acquisition requirements for the 44th Avenue East Road Project are as follows: Parcel 143A contains 63,162 square feet (1.45 acre) and Parcel 143B contains 15,681.6 square feet (0.36 acre) of Road Right of Way, and Parcel 743 contains 216 square feet for a Temporary Construction Easement.
The County agreed to be responsible for the engineering, design and construction of a storm water drainage system and related facilities to capture, discharge and drain current and future surface, storm and other water runoff from the Parent Tract, as per the 44th Avenue East Roadway Project, Construction Plans; therefore, a reduced settlement was reached at $76,000. There are no attorney fees or other related fees and costs.
The Contract for Sale and Purchase for a Special Warranty Deed and a Temporary Construction Easement is hereby submitted to the BCC for execution.
