Background Discussion
  • HRK Holdings, LLC, a Florida limited liability company, and Air Products and Chemicals, Inc, a for profit corporation, request Manatee County to renounce and disclaim interest in and to a portion of John Piplack's Subdivision as recorded in Plat Book 2, Page 145, of the Public Records of Manatee County, Florida.
  • The area of request is located on the northerly side of Lot 1 and is 15 feet x 260 feet, containing approximately 3,911 square feet, and along the easterly side, 15 feet x 422 square feet, containing approximately 6,335 square feet.  The total area is about 10,247 square feet or .23 acres of the property for this request. 
  • The 15 foot wide strip of property at issue appears as nothing more than two dashed lines on a very old plat.  Notably, the old plat is completely devoid of any dedication language and was never signed by the original property owner.  Consequently, it is questionable whether Manatee County has any interest or was ever granted any interest in the strip at issue.  Moreover,  Manatee County has never used the strip in question and has no desire to use any portion of it in the future. 
  • Finally, the strip is located on land immediately adjacent to Air Products existing site, which land Air Products is seeking to acquire from HRK Holdings, LLC, to facilitate expansion of Air Products current facility.   
  • In 2012, when Air Products purchased their existing site from HRK, the BCC approved an item to renounce and disclaim similar requests regarding that plat.
  • The request complies with the pertinent Florida Statutes and Manatee County Land Development Code.
  • The County believes it is appropriate to renounce and disclaim any interest it may have in and to the strip of property.
