Action Requested
  1. Execute and record Final Subdivision Plat;
  2. Record  Supplemental Declaration to Declaration of Covenants, Conditions, and Restrictions for Savanna at Lakewood Ranch;
  3. Accept, execute, and record Consent To Subdivision Plat and All Dedications and Reservations Thereon from Lakewood Ranch Stewardship District;
  4. Authorize the County Administrator to accept, execute, and record Agreement for Public Improvements for a Private Subdivision from Lennar Homes, LLC;
  5. Authorize the County Administrator to accept, execute, and record Agreement for Private Improvements for a Private Subdivision from Lennar Homes, LLC;
  6. Authorize the County Administrator to accept Letters of Credit for Performance of Required Improvements, Letter of Credit No. FGAC-17077 from Fidelity Guaranty & Acceptance Corporation for $929,058.00 and Letter of Credit No. FGAC-17076 from Fidelity Guaranty & Acceptance Corporation for $779,990.90;
  7. Authorize the County Administrator to accept Letters of Credit for Performance of Required Private Improvements, Letter of Credit No. FGAC-17075 from Fidelity Guaranty & Acceptance Corporation for $2,089,329.58 and Letter of Credit No. FGAC-17078 from Fidelity Guaranty & Acceptance Corporation for $95,313.40 and Letter of Credit No. FGAC-17074 from Fidelity Guaranty & Acceptance Corporation for $2,816,333.52 and Letter of Credit No. FGAC-17082 from Fidelity Guaranty & Acceptance Corporation for $154,302.20 and Letter of Credit No. FGAC-17079 from Fidelity Guaranty & Acceptance Corporation for $689,500.37.


Enabling/Regulating Authority
  • MANATEE COUNTY LAND DEVELOPMENT CODE ORDINANCE 90-01, AS AMENDED;
  • MANATEE COUNTY COMPREHENSIVE PLAN, FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE PUBLIC FACILITIES IN ALL DEVELOPED OR DEVELOPING AREAS.  The project has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic, and Fire Protection, Objective 2.4.2 Concurrency, CLOS-14-026.


Background Discussion
  • The final plat is for a private, single-family subdivision with 117 lots.
  • The Developer has posted Letters of Credit to warrant the required public and private infrastructure improvements - sewer, water,  roadway, surveying, landscape-irrigation, drainage, and surveying.
  • All common areas will be maintained by Savanna at Lakewood Ranch Homeowners' Association, Inc.
