Eligible Very Low, Low, and Moderate Income applicants can apply for funding assistance to meet the costs of needed repairs.

What is rehabilitation assistance?

The Housing Rehabilitation Program provides needed code related repairs to the homes of eligible county residents. Through this program substandard housing conditions are corrected to improve the health, safety and welfare of the occupants.

 

How will the loan be repaid?

Funding Assistance is offered as a 0% interest deferred loan with a term of thirty (30) years. Payment in full is required should the homeowner sell, rent, lease or otherwise vacate the residence.

 

How do I qualify?

  • Interested applicants may cal 941-749-3029 to be placed on Manatee County's Interested Participant List for assistance as funding becomes available. 
  • Total household income must not exceed Manatee County’s Low, Very Low and Moderate income limits for the SHIP program.
  • Homes must be located in unincorporated Manatee County or the City of Palmetto. However, for SHIP funding the property may also be located in the City of Palmetto.
  • The total value of property (house and land) may not exceed the established levels per the maximum income limits as follows:

Maximum Allowable Home Value

VERY LOW = $144,000.00

LOW = $160,000.00

MODERATE = $176,000.00

 

  • Applicants must be current on County utilities, property taxes, and any existing liens on the property must not exceed 200% of the Property Appraiser's "Just Value" for the property. 
  • Property ownership is in the name of the applicant, and must be evidenced with a fully executed and recorded deed.
  • Home must be the primary residence of the homeowner.
  • Mobile homes are not eligible.
     

The Rehabilitation Program Addresses Code Related Issues Only. County inspection will determine the need for Rehabilitation and the maximum amount of the assistance to be provided. Should your home be determined beyond the scope of the Rehabilitation Program, you may want to apply for the Housing Replacement Program.

 

Applications will be taken on a first come, first eligible basis when funding becomes available.
